Ultrafire is the Building Warrant of Fitness agent for Bayfair — we hold the whole compliance schedule for the centre, not just the parts we installed. We also installed the fire alarm and fire sprinkler systems, and we maintain and service both.

Why a shopping centre is the hard version

Almost everything that makes compliance difficult is present here at once.

The building never closes, so any work on a live system has to be sequenced around trading hours with compensating measures in place while a zone is down. The tenancies change constantly, and every fit-out is a potential change to detection coverage, sprinkler layout, escape routes and smoke separation — which means the compliance schedule is a moving target rather than a document you file once. Occupancy is high and the people in the building do not work there and do not know the way out.

Being the warrant agent on a building like this means holding all of that at once: every specified system, every contractor’s certificate, and one anniversary date that does not move regardless of how many fit-outs happened that year.

It is the clearest example of what we mean by carrying the whole schedule.
